Conflict


Lesson learn :
1) Do not assume but start to ask simple question *why* before jump into conclusion. Because everything happens might as well be reasons for it.
2) Do not just keep quite, if u don't like something, speak up, although it might hurt, but try to do it in a respecful manner. If one party ready to talk, the other must ready to listen. Be an 'open heart'. Discuss.


Do not get real.

Since the past, people around the world started to invent something which was believed to be impossible at that time. Wright brothers were credited for their discovery in aviation. Thomas Alva Edison is known for his lightbulbs. Namely a few, Henry Ford, Alexander Graham Bell, and Benjamin Franklin were among the famous inventors during their time.

People challenge their capability in many areas. Competing each other to be the leader in technology or to build the biggest and tallest structures. In automotive industry, manufacture bet their finest to produce not only the fastest and safest car, but also eco friendly vehicle.

To be on top of the world, it means to work harder than the competitor and like never before. Athletes work around the clock at training. They are not just regular, but they are extraordinary. Just for an example, Tony hawk is professional skateboarders who first to land a ‘900’, a trick involving the completion of two-and-a-half mid-air revolutions on a skateboard after 11th trials. Since then, that trick seems easy and become a routine in his every appearance. Same goes to other extreme games’ athletes.

Humans have been to the highest summit of the world and to deepest part on earth, have experienced the fastest, the biggest; just name it, all are there on the record. Yet they are still fighting to be the best of the best – to the extreme.

The latest; ‘The Red Bull Stratos’ is a mission to the edge of space, where Felix Baumgartner will be raised to 120,000 ft in a stratospheric balloon and make a freefall jump toward earth at supersonic speeds before parachuting to the ground. This is not about ‘getting real’ but a ‘daredevil’ scene. One of the best thing about getting involves in an extreme project is that, it allows ones to work with the greatest. This program brings together experts from world's leading minds in aerospace medicine, engineering, pressure suit development, capsule creation and balloon fabrication.

Next time when people say ‘get real’ is probably means limit yourself. That is only good for those who seek for security. But if we really want to achieve great, don't get real, but get intelligent and go beyond what is right or proper; excessively forward. Be extraordinary. Because what is real to us today is based on our past experiences and if we limit our future base on our past we hardly go anywhere

Apabila harga kereta murah.

Pagi tadi ada seorang rakan sepejabat memfowardkan e-mail berkenaan dengan cadangan menurunkan harga kereta import melalui pengurangan duti import. Berlaku pertembungan pendapat antara pencadang dan pembangkang.

Berikut adalah pendapat saya;

Apa yang bole saya faham di sini ialah : 

pembangkang: mencadangkan untuk menurunkan harga kenderaan supaya rakyat lebih bersifat  memiliki dan  harapan bebanan hutang kereta dapat di kurangkan.

pencadang: Memberi hujah mengatakan bahawa cadangan PKR untuk menurunkan harga kereta (eksais cukai) akan merudumkan aktiviti perusahaan kereta nasional PROTON sekaligus vendor dan semua pekerja yang bernaung di bawahnya. Hujahnya lebih kepada ekonomi khususnya.

Dalam setiap perkara pon, kalau hitam itu mudah, putih itu mudah. Jelas dan nyata. Tapi dalam grey area, bermacam pendapat akan di kemukakan. Bergantung kepada situasi dan kepentingan kepada masyarakt dan seterusnya induvidu itu sendiri.

usul yang di kemukan oleh pakatan ada betulnya. Di mana kereta akan jadi lebih murah, rakyat berhutang kenderaan berkurangan, rakyat terasa kurang ditindas dan sebagainya. Dan kata KJ juga ada betulnya, pada waktu itu, harga CIVIC 1.8 70k, berapa pula harga kereta PROTON? Masing-masing mempunyai hujah dan pendirian tersendiri. 
Betul kedua-duanya.

Kita tak perlu lihat dari persepsi kedua-dua *gajah* tersebut. Biarkan sahaja mereka. Mari kita melihat dari mata seorang  sebagai pengguna dan sebagai diri kita.
hakikatnya jika harga kenderaan di katakan murah skali pon masih di tahap 50k+. yes kita akan berkata *at least 50k kita dpt merasa honda or toyota or hatta ferrari skali pon*. Sekarang ni pon terdapat kereta2 pada harga tersebut di pasaran tetapi ramai yang membeli kerana terpaksa sebab tak mampu beli kereta brand lain sebab harganya terlalu mahal.

Bayangkan harga Mitsu lencer 80k, civic 80k vios 25k merc bmw pada tahan 100k. Best gila...Kereta mana yang akan anda pilih? semestinya rambang mata. Tak tahu mana yang akan dibeli. Tapi apa yang pasti Jangka masa hutang semestinya maximum 9 tahun. For sure. So apa beza dengan keadaan sekarang? kita membeli vios 70k atau Inspira 70k dan hutang selama 9 tahun. percentage duit keluar pada kadar yang sama. Hanya kita dapat bergaya dan memiliki kereta yang lebih bergaya dan *standard* di mana matlamatnya nak menaikkan income seisi rumah.

Dalam keadaan sekarang pon, berapa ramai individu yang sempat bayar habis kereta sehingga 9 tahun loan? memang ada. Tetapi berapa ramai pula orang yang menukar kereta setiap kali income bertambah (setelah 3 tahun) dan kembali membuat loan 9 tahun? bayang kan situasi begini pada masa kereta brand hebat2 toyota, honda, VW, merc, bmw, proton, pagani zonda dll berharga 80k-120k ? lagi ramai la yang akan berhobikan kereta. Lagi sukar mengawal nafsu tukar-tukar kereta. 

student uni pon akan bergaya dengan kereta cc besar ..seisi rumah pon kereta cc besar. Timbul pula masalah harga minyak. Isu seterusnya pula kurang kan harga minyak dan isu2 lain yang berangkai. Tercapaikah matlamat nk mengurangkan kadar hutang ? masalah kewangan? jika kita sendiri yang terus menerus berhutang dan berluxus. Semetinya hutang itu perlu akan tetapi pada kadar yang munasabah dan pada tujuan yang betul.

walaubagaimanpon ia terletak kepada individu sendiri untuk mentafsir antara *value* dan *price*. Kereta pada sekian *price* tapi apakah *value* kereta itu kepada kita. dari situ kita dapat menilai antara keperluan dan kemahuan, keuntungan dan kerugian, cash or trash. Apa yang dibuat ini adalah seperti memberi kita ikan, dan bukan mengajar kita menangkap ikan.

Sebenarnya, Hutang bukanlah issunya, tetapi isunya ialah *bad debt*, jadi, dalam apa jua perkara, harga kereta murah atau mahal, kita always ada choice mengikut kemampuan masing2. Kesimpulannya tahap mana kemampuan , keinginan, kewangan kehutangan adalah bergantung pada diri sendiri.

Pengurangan harga kereta ini hanya membolehkan kita merasa kereta yang dahulunya hanya mampu melihat. Akan tetapi tidak berupaya menyelesaikan isu hutang kebanyakkan rakyat malaysia secara langsung. Kerana hutang-piutang ini adalah satu cabang dari subjek financial intelligent . Walaubagaimanpun, pada satu sudut lain, ada baiknya harga kereta di kurangkan. Dan kelebihan ini akan dapat di manfaatkan sebaiknya bagi mereka yang celik kewangan.

A friend of mine comment isu ni dlm fb : " bagi aku...sama ja...bila keta import jadi murah, org malaysia ni akan beli keta lagi high class...kalo skang dah terkebil2 nk bayar VIOS atau city, nti bila keta import dah murah, terkebil2 lak nak bayar Lancer. We will get the same old problem with Malaysian mentality..LOL "

Yes it is all about mentality attitude and habit....

Bilakah masa yang sesuai untuk membeli hartanah?

Bilakah masa yang sesuai untuk membeli hartanah? Jawapannya ialah pada bila-bila masa sahaja, yang penting bukanlah pada *masa tertentu* tersebut akan tetapi pada masa *anda telah bersedia*. Bilakah anda bersedia? Bertanyalah diri sendiri ''Adakah aku telah bersedia?'' Jika jawapannya 'ya' , itu lah masa yang sesuai untuk anda mulakan pembelian hartanah anda.

Sebaik-baiknya mulakan membeli hartanah pertama setelah medapat pekerjaan tetap.Jangan terlalu focus kepada keinginan membeli kereta yang terlalu mahal yang memerlukan anda berhutang lebih dari 2 tahun. Jika begitu keadaannya, bermakna anda belum mampu memiliki kereta tersebut, dan jika anda teruskan, nescaya anda akan mengalami masalah pengurusan kewangan di masa hadapan. Hal ini adalah mengambil perkiraan golongan berpendapatan pertengahan yang merangkumi majoritinya golongan belia, yang mana baru memulakan kehidupan setelah tamat fasa pengajian.

Carilah hartanah yang sesuai dengan pendapatan pada ketika itu. Jangan terburu-buru membeli yang mahal. Jangan mengikut kemahuan hati.Tidak dinafikan setiap orang mengidamkan kediaman yang cantik dan indah. Tetapi jika anda terus mengumpul duit dan mengejar rumah impian anda itu, percayalah anda tidak akan langsung mampu memilikinya hatta anda akan terlepas peluang membeli sesuatu yang anda mampu pada masa yang susah berlalu.

Jika anda terlalu cepat membeli sesuatu yang terlalu mahal, nescaya ada sudah tidak akan mampu membeli kediaman kedua dan seterusnya kecuali anda menjual dan mendapat cash flow baru untuk berbuat demikian.Tetapi, adakah anda akan menjual rumah impian anda tersebut? sudah tentunya tidak, dan anda akan terus mendudukinya di samping terus membayar ansuran bulanan dan terus bekerja keras untuk menanggung liability tersebut.

Sememangnya tidak salah berbuat demikian. Akan tetapi terdapat cara yang lebih baik untuk kita memiliki sesuatu yang kita idam-idamkan. Hanya dengan pengetahuna mengenai aliran wang dan *compound profit* anda bole memiliki kediaman impian anda dalam masa singkat dan yang lebih bermakna lagi, anda tidak perlu bekerja keras untuk membiayai liability-liability tersebut kerana ia bole dijadikan asset yang membiayai anda dan juga it pays for itself.

Membeli hartanah subsale

Sekiranya anda ingin membeli kediaman secara subsale, terdapat beberapa perkara yang harus diambil perhatian. Artikel kali ini akan memfocuskan kepada kediaman pangsapuri kos sederhana. Kenapa? Kerana target adalah golongan berpendapatan sederhana yang biasanya berpendapatan bulanan ~RM3000 dan memiliki kereta. Berikut adalah beberapa perkara yang berbaloi diberikan perhatian:
1)  Tujuan anda membeli hartanah tersebut samada untuk persendirian atau tujuan pelaburan atau kedua-duanya. Untuk setiap tujuan tersebut, terdapat strategi yang tersendiri.
2)   Lokasi kediaman tersebut. Sebenarnya, lokasi adalah perkara subjektiv bergantung terhadap individu.Ada yang membeli kerana dekat dengan tempat kerja, ada yang sukakan kawasan yang tenang dan jauh dari kesesakan, ada juga yang sukakan tempat yang happening. Jika pembelian untuk diri sendiri, ikutlah citarasa sendiri.Akan tetapi jika tujuan pelaburan, adalah penting diambil kira jaringan perhubungan jalan, kemudahan awam, pusat commersial, pengangkutan awam, peluang pekerjaan dan banyak lagi. Akan tetapi jika anda dapat memilikinya all in one, adalah lebih baik dan anda tidak perlu risau dan anda bole gunakan untuk setiap tujuan.
3)   Nilai semasa hartanah tersebut.Hendalah terlebih dahulu membuat survey terhadap harga pasaran dan juga harga kadar sewa semasa .Sebaiknya cuba dapatkan belian yang di bawah harga pasaran atau semurah yang boleh. Bandingkan harga belian tersebut dengan kadar bayaran bulanan dengan kadar sewa semasa. Selalunya unit basic adalah lebih murah berbanding dengan unit yang telah diubahsuai . Jadi, ambilah unit basic tersebut dengan syarat anda tidak perlu melalukan kerja2 baik pulih yang major. Pengubahsuian rumah bole di lakukan kemudian dengan kadar yang murah atau DIY. Dan bole meningkatkan harga hartanah anda.

4)   Umur kediaman tersebut. Pilihlah yang ‘muda’ (biasanya bawah 5 tahun) kerana dalam tempoh masa tersebut, pengurusan masih menjaga rapi, kebersihannya pada tahap yang memuaskan. Lif2 masih beroperasi dengan baik. 
5)    Keadaan sosial. Adakah kawasan tersebut didiami kebanyakkannya oleh keluarga? Atau di sewakan kepada student? Atau di sewakan kepada warga asing? Sangat penting untuk anda mengetahuinya. Seandainya anda ingat tinggal bersama keluarga anda sudah pasti anda tidak mahu berada dalam kelompok warga asing atau student yang banyak. Akan tetapi jika untuk di sewakan, sudah pasti unit anda tidak akan terbiar kosong. Juga perlu tahu tentang aktiviti rukun tetangga atau aktiviti yang mengeratkan hubungan penduduk setempat.
6)   Isu keselamatan. Adakah kawasan itu dikawal pengawal keselamatan? jika Ya, itu adalah factor tambah untuk anda. Isu keselamatan juga ada kaitan dengan penduduk dan keadaan social seperti yang disebutkan di atas.


7)   Kemudahan asas. Adakan kawasan tersebut menyediakan dewan, kedai, taman permainan, pusat sukan, surau dan sebagainya.

Discovering your unique intelligence

I found this article in The Star Online and decided to stick it here in my blog so that i can re-read it while sharing it with others.
In this article, we will be focusing on how to identify your unique skills and talents, or in other words, your unique intelligence. All of us are born with different intelligences. Some of these are inborn, while others are learnt and discovered along life’s journey. There are many different types of intelligence that we possess. You have to find your unique combination and from there, you would be able to know what your unique talents and skills are as well as your strengths and weaknesses.
1. Linguistic Intelligence involves sensitivity to spoken and written language, the ability to learn and use languages to accomplish certain goals. People who have this intelligence are good with words, and it can be either verbal or non-verbal. Writers, poets, lawyers and speakers are among those that have high linguistic intelligence.
2. Interpersonal Intelligence is the ability to understand, negotiate, influence, persuade and communicate effectively with other people. If you have the capacity to understand the intentions, motivations and desires of other people, you probably have this intelligence. Today, it is one of the more sought-after intelligence as people need to work and co-operate with one another. Educators, salespeople, religious and political leaders all have a well-developed interpersonal intelligence.
3. Intrapersonal Intelligence involves the ability to think and analyse. You spend a lot of time reflecting on how you are thinking and feeling. You know your inner self well and are able to appreciate their feelings, fears and motivations. People born with this intelligence tend to dream a lot, self-criticise, breakdown and are able to simplify complicated ideas. This intelligence can be found in psychologists, spiritual leaders and philosophers.
4. Logical-Mathematical Intelligence is the ability to calculate, quantify and carry out mathematical operations. People with this intelligence also have sequence reasoning skills and are able to clearly explain the events that follow the sequence. Are you good at mathematics, able to approach complicated problems by reasoning deductively and thinking logically? Then, you might have found your type of intelligence. This intelligence is most often associated with scientific and mathematical thinking.
5. Physical or Bodily-Kinesthetic Intelligence entails the potential of using one's whole body or parts of the body for physical movement and action. This intelligence involves a sense of timing and the ability to use mental abilities to coordinate bodily movements. Athletes are great examples of people who possess great physical intelligence.
6. Musical Intelligence involves skills in the performance, composition, and appreciation of musical patterns. People with this intelligence have the ability to recognise and compose musical pitches, tones and rhythms.
 
7. Visual or Spatial Intelligence is the ability to see and think in three dimensions, in shapes, forms and patterns. Sailors, pilots, sculptors, painters and architects all exhibit this intelligence. They are fascinated with mazes and jigsaw puzzles, able to draw a map after viewing a place or location once, and able to find their way to the desired location after looking at the map.
8. Entrepreneurial or Street-Smart Intelligence is the ability to spot business opportunities, the courage to take calculated risks and the ability to put the resources together to transform into viable businesses. It is also one of the highest forms of paid intelligences.
9. Financial Intelligence is the ability to make money work for you. People with this intelligence type are able to make informed decisions on what, where and when to invest. They are able to understand the big picture created by changes in the economy and they would know how to take advantage of it.
To be success, you must know your unique combination of intelligence. You should always leverage on your strengths and at the same time, continuously work on improving your weak areas. How far you ultimately go in life does not depend on your strong areas, but how much improvements you can make to your weak areas.
Let’s say, you are great in all areas except that you lack Interpersonal Intelligence as you are a shy and timid person by nature, and you are not comfortable dealing with people. You may be able to analyse and spot great property deals but you will have immense trouble negotiating with agents or sellers to get a better price and getting the various parties such as lawyers and banks to come together to put the deal together.

Later, you will even have trouble finding and dealing with tenants since properties is a people-intensive business. Hence, to succeed in this area, you must work hard on overcoming your weaknesses. The good news is that any skills that you lack or were not born with can be easily learnt through reading books, attending seminars and networking with like-minded people. Another alternative would be to look for a partner who can complement your strengths and weaknesses.

Reality: Some SMALL details in lives are what really matter for a BIG change.

I don't know where does this article come from, whether it is made or based on real story, i can't tell. But 1 thing for sure, it is something that could probably trigger our mind upon the meaning of life. This is a long composition,no rush,take your leisure time to read and understand the moral of the story.

Married or not you should read this...


“When I got home that night as my wife served dinner, I held her hand and said, I’ve got something to tell you. She sat down and ate quietly. Again I observed the hurt in her eyes.

Suddenly I didn’t... know how to open my mouth. But I had to let her know what I was thinking. I want a divorce. I raised the topic calmly. She didn’t seem to be annoyed by my words, instead she asked me softly, why?

I avoided her question. This made her angry. She threw away the chopsticks and shouted at me, you are not a man! That night, we didn’t talk to each other. She was weeping. I knew she wanted to find out what had happened to our marriage. But I could hardly give her a satisfactory answer; she had lost my heart to Jane. I didn’t love her anymore. I just pitied her!

With a deep sense of guilt, I drafted a divorce agreement which stated that she could own our house, our car, and 30% stake of my company. She glanced at it and then tore it into pieces. The woman who had spent ten years of her life with me had become a stranger. I felt sorry for her wasted time, resources and energy but I could not take back what I had said for I loved Jane so dearly. Finally she cried loudly in front of me, which was what I had expected to see. To me her cry was actually a kind of release. The idea of divorce which had obsessed me for several weeks seemed to be firmer and clearer now.

The next day, I came back home very late and found her writing something at the table. I didn’t have supper but went straight to sleep and fell asleep very fast because I was tired after an eventful day with Jane. When I woke up, she was still there at the table writing. I just did not care so I turned over and was asleep again.

In the morning she presented her divorce conditions: she didn’t want anything from me, but needed a month’s notice before the divorce. She requested that in that one month we both struggle to live as normal a life as possible. Her reasons were simple: our son had his exams in a month’s time and she didn’t want to disrupt him with our broken marriage.

This was agreeable to me. But she had something more, she asked me to recall how I had carried her into out bridal room on our wedding day. She requested that every day for the month’s duration I carry her out of our bedroom to the front door ever morning. I thought she was going crazy. Just to make our last days together bearable I accepted her odd request.

I told Jane about my wife’s divorce conditions. . She laughed loudly and thought it was absurd. No matter what tricks she applies, she has to face the divorce, she said scornfully.

My wife and I hadn’t had any body contact since my divorce intention was explicitly expressed. So when I carried her out on the first day, we both appeared clumsy. Our son clapped behind us, daddy is holding mommy in his arms. His words brought me a sense of pain. From the bedroom to the sitting room, then to the door, I walked over ten meters with her in my arms. She closed her eyes and said softly; don’t tell our son about the divorce. I nodded, feeling somewhat upset. I put her down outside the door. She went to wait for the bus to work. I drove alone to the office.

On the second day, both of us acted much more easily. She leaned on my chest. I could smell the fragrance of her blouse. I realized that I hadn’t looked at this woman carefully for a long time. I realized she was not young any more. There were fine wrinkles on her face, her hair was graying! Our marriage had taken its toll on her. For a minute I wondered what I had done to her.

On the fourth day, when I lifted her up, I felt a sense of intimacy returning. This was the woman who had given ten years of her life to me. On the fifth and sixth day, I realized that our sense of intimacy was growing again. I didn’t tell Jane about this. It became easier to carry her as the month slipped by. Perhaps the everyday workout made me stronger.

She was choosing what to wear one morning. She tried on quite a few dresses but could not find a suitable one. Then she sighed, all my dresses have grown bigger. I suddenly realized that she had grown so thin, that was the reason why I could carry her more easily.

Suddenly it hit me… she had buried so much pain and bitterness in her heart. Subconsciously I reached out and touched her head.

Our son came in at the moment and said, Dad, it’s time to carry mom out. To him, seeing his father carrying his mother out had become an essential part of his life. My wife gestured to our son to come closer and hugged him tightly. I turned my face away because I was afraid I might change my mind at this last minute. I then held her in my arms, walking from the bedroom, through the sitting room, to the hallway. Her hand surrounded my neck softly and naturally. I held her body tightly; it was just like our wedding day.

But her much lighter weight made me sad. On the last day, when I held her in my arms I could hardly move a step. Our son had gone to school. I held her tightly and said, I hadn’t noticed that our life lacked intimacy. I drove to office…. jumped out of the car swiftly without locking the door. I was afraid any delay would make me change my mind…I walked upstairs. Jane opened the door and I said to her, Sorry, Jane, I do not want the divorce anymore.

She looked at me, astonished, and then touched my forehead. Do you have a fever? She said. I moved her hand off my head. Sorry, Jane, I said, I won’t divorce. My marriage life was boring probably because she and I didn’t value the details of our lives, not because we didn’t love each other anymore. Now I realize that since I carried her into my home on our wedding day I am supposed to hold her until death do us apart. Jane seemed to suddenly wake up. She gave me a loud slap and then slammed the door and burst into tears. I walked downstairs and drove away. At the floral shop on the way, I ordered a bouquet of flowers for my wife. The salesgirl asked me what to write on the card. I smiled and wrote, I’ll carry you out every morning until death do us apart.

That evening I arrived home, flowers in my hands, a smile on my face, I run up stairs, only to find my wife in the bed -dead. My wife had been fighting CANCER for months and I was so busy with Jane to even notice. She knew that she would die soon and she wanted to save me from the whatever negative reaction from our son, in case we push through with the divorce.— At least, in the eyes of our son—- I’m a loving husband….

The small details of your lives are what really matter in a relationship. It is not the mansion, the car, property, the money in the bank. These create an environment conducive for happiness but cannot give happiness in themselves.

So find time to be your spouse’s friend and do those little things for each other that build intimacy. Do have a real happy marriage!

If you don’t share this, nothing will happen to you.

If you do, you just might save a marriage. Many of life’s failures are people who did not realize how close they were to success when they gave up.

Reality : More than a degree to get a job

PUTRAJAYA: Graduates should see their degree as a stepping stone to a career, not a guarantee of a job.

MCA Young Professionals Bureau chairman Datuk Chua Tee Yong said it would take more than a degree to get a job in an increasingly competitive job market.

He advised graduates to be creative, versatile and not expect a high salary and working conditions to their liking.

Commenting on reports quoting the Human Resource Ministry's statistics of a rise in unemployment among graduates, from 65,500 in the first quarter of 2010 to 71,600 in the same period last year, Chua said there could be various reasons for this.

For instance, he said, job seekers should make an effort to find out what went wrong during their job interviews.

“Find out from your potential employers (interviewers) how you performed. This is a valuable feedback to help you to do better the next round, apart from showing your commitment to improve,” Chua, also the Deputy Agriculture and Agro-based Industry Minister, said in an interview yesterday.

Chua said other factors that could affect graduates' employability would include the type of discipline they took up in university.

Citing examples, he said it might be easier for a psychology graduate to get a job in countries where it was normal for people to seek counselling but such opportunities may be scarce here.

He noted the Human Resource Ministry was taking steps to help unemployed graduates and urged them to visit the ministry's website to find out options available to them.

Chua said it was important that job seekers, graduates or non-graduates, persevere, adding that every failed interview should be seen as an experience that could help them at the next interview.

The job market is not so bleak, he said, adding that a survey by Universiti Tunku Abdul Rahman (Utar) showed that 97% of its graduates found employment within six months of graduation.

He said he believed that everyone, from school dropouts to graduates, had their own strength.

“There are many options these days, whether one is academically inclined or otherwise. Vocational training in areas like baking, culinary skills and wedding planning are popular.”

For instance, he said the MCA had engaged six universities and a college in Taiwan to offer Malaysians aged 40 and below to take up two-year vocational training programmes and 300 scholarships were available.

1)While this article remains so true, yet , there are still facts, be left untold. Just like a doctor that says u are affected without giving u prescriptions.

2)A brainy graduates should think beyond than just a *what-job-suits-me* kinda attitude.

3)Don't panic and don't rush to secure a job. Give yourself ample time for your brain to think what to do next.

4)Jot down plans.

5)Don't hesitate to pursue your dream and do what you like. Believe in yourself. You won't feel a single day working.

6)If u ever had a dream to become an engineer, be your own engineer who designs your own life.

Engineering life part 2- Be a working adult

Setelah bertungkus lumus belajar selama 4 tahun di universiti, kini segulung ijazah telah menjadi milik anda.Apakah seterusnya? Ya, mencari kerja. Itulah kitaran biasa kehidupan.Tidak semua graduan bernasib baik dalam mencari kerja idaman dalam masa singkat.Ada yang cepat mendapat kerja dan ada juga yang terpaksa bersabar berbulan-bulan lamanya sebelum dapat memulakan karier.Apabila telah di terima bekerja, apakah perkara2 yang perlu untuk di ambil kira bagi memulakan satu kehidupan baru yang meyakinkan?

1) Tempat tinggal: Anda mungkin tinggal menyewa atau masih bersama keluarga. Kalau menyewa semestinya bayaran sewa rumah menjadi satu issue yang harus diambil kira selain dari lokasi. Untuk ini, tips yang saya ingin saya beri ialah, seboleh-bolehnya biarlah lokasinya berdekatan dengan tempat kerja.Walaupon mungkin bole jadi sewa rumah agak sedikit mahal, tapi amat berbaloi untuk emosi dan masa anda. Anda tidak perlu bangun awal dan terkejar ke tempat kerja yang jauh dari rumah.Tak perlu terperangkap dalam kesesakan lalulintas yang teruk dan yang penting anda tidak membuang masa anda di atas jalan raya yang membosankan untuk jangka waktu yang lama. Anda tidak akan terasa hakikat ini dalam jangka waktu yang singkat akan dalam jangka waktu yang lama anda pasti merasakannya.Routine harian yang sama amat membosankan!!

2) Kenderaan: Amat penting untuk ke tempat kerja. Bagi yang baru bekerja saya sarankan jika anda ingin membeli kereta pertama biarlah berpatutan dengan pendapatan anda.Melainkan anda telah membuat saving sejak waktu belajar dahulu, anda mungkin ingin memikirkan untuk membeli kereta terpakai (2nd-hand) yang pada saya tidaklah seburuk yang diperkatakan. Kebanyakkan berpendapat, kereta 2nd hand cepat rosaklah, takut kena service selalulah. Sebenarnya tidak begitu. Apa yang penting sekarang ini adalah untuk kita mengawal financial kita untuk terus survive di peringkat awal memulakan pekerjaan. Di mana rata2 ramai yang gagal berbuat demikian.Kecuali jika anda memulakan pekerjaan dengan gaji 5k.

3)Insurance/Takaful/medical card: Pada saya perlindungan ini amat penting dan sangat2 perlu dipertimbangkan.Kita akan terdedah kepada bahaya di jalan raya. Selain itu untuk membantu diri kita disaat berlaku masalah kesihatan atau kemalangan mengejut dan kita tidak perlu bimbang mengenai bil-bil rawatan. Rami yang masih ti dak menyedari hakikat ini. Mereka memandang takaful atau insurance ini sebagai 'rugi' jika tidak digunakan. Pada saya insurance atau takaful ini ada sesuatu pembelian yang unik di mana kita tidak mengharapkan langung untuk menggunakannya. Bermakna,kita sentiasa sihat.Bukankah itu lebih baik daripada penatkan kepala memikirkan kerugian akibat kita tidak melakukan claim? Sesungguhenya stakaful itu harus dibeli sewaktu muda di kala sihat. Kita akan nampak faedahnya apabila kita terlibat dalam kemalangan atau apa penyakit kritikal dan masalah kesihatan. Bayangkan anda terlibat dalam kemalangan, kereta anda yang dilindungi insuran dapat dibaiki di bengkel sedangkan anda yang cedera atau parah tidak dapat rawatan segera 'kelas pertama' kerana tidak bole memberi jaminan bayanran bil hospital. Semestinya company tempat anda bekerja ada memberi faedah perubatan kepada pekerjanya, namum hanya pada certain amount. Ada yang besar jumlahnya dan ada yang sedikit.Dengan itu, Jadikan perbelanjaan insuran diri sebagai sebahagian dari perbelanjaan bulanan anda.Sayangi diri anda.Pay yourself.Jadi fikir-fikirkan lah.

4)Financial: Financial di sini bermaksud; 'income vs expenses'. Berapa banyak yang patut kita berbelanja sebulan adalah bergantung kepada aliran wang masuk dan bukan untuk memenuhi kehendak. Kesimpulannnya, kehendak semasa adalah mengikut kemampuan semasa.Jangan overspend. Kebiasaannya, di awal alam pekerjaan, sumber pendapatan utama adalah duit gaji bulanan itu sendiri. Rata2 bermula denga RM 2500 secara puratanya. Apakah pecahan untuk nilai tersebut? Mari kita congak2. Berikut adalah perbelanjaan biasa yang perlu dipertimbangkan bagi yang baru memulakan pekerjaan:

1) kenderaan : RM500
2) Sewa rumah : RM200
3) Petrol : RM 200
4) Bayaran pelajaran: RM100
5) Bagi Parent : RM 200
6) Insuran/takaful/medic card: RM 170
7) Telco+internet : RM 100
8) Foods : RM 250
9) Leisure : RM 150
10)Tol : RM 80
11) Saving : RM 250
12) investment : RM 150
13) baki/MISC/emergency : RM 150

kesemua expenses di atas adalah secara minimum dan bergantung kepada individu dan keadaan.Mungkin ada yang kurang lebih untuk setiap items yang di nyatakan.Idea di sini adalah untuk menunjukkan dengan nilai RM2500 per month, perbelanjaan adalah 'tight' apa akan jadi sekiranya harga kereta lebih mahal , atau sewa rumah melebihi jumlah yang tertera di atas, mungkin juga perbelanjaan petrol bertambah? Jika keadaan ini berlaku, bermakna terdapat perbelanjaan2 lain yang terpaksa dipotong atau dikurangkan dan selalunya saving dan investment lah yang akan menjadi mangsa.

Apa pula keadaannya jika pendapatan bulanan kurang dari RM2500 seperti yang dibincangkan? Semestinya peratusan perbelanjaan terpaksa dikurangkan. Kesimpulannya, kawallah perbelanjaan anda dari awal, jangan banyak buat hutang diawal memulakan pekerjaan, stabilkan kewangan anda dan rancanglah perbelanjaan anda. Berbelanjalah mengikut kemampuan dan bukan mengikut suka hati.

Engineering life part 1

Finally...berjaya jugak aku conclude something terhadap ape yang aku buat dlm 2-3 minggu nih..2-3 minggu yang agak suffer..agak head-cracking..hmm actually tader apa sangat pon..cuma aku je kot yang paranoid..apa2 pon dalam setiap yang sensara tu ada sesuatu yang kita pelajari..ada something yang kita gain...hmm harap problem tu kira solve la..jgn sok ader plak prob lagi..mmpos aku yang di cari...tp tak per..at least aku puas..sbb banyak yang aku telah usahakan untuk conclusion tuh....ha ah ..aku cakap pasal kerja aku ler....'Durability and Realibility'..thanks jugak untuk mmber2 yang support...

2-3 minggu yang penuh dengan ke tensenan..biasa la..da nature of work berdepan dengan problem' deal ngan 'problem' dan solve 'problem'. Selalu dalam time tensen2 tu aku akan pk engineering dalam konteks yang lain...aku akan releasekan otak dengan me'relate'kan ilmu engineering dengan kehidupan manusia..mmbuatkan aku lega bila pk gitu..then aku sedar yang engineering knowledge ni kalo di applykan pada tempat yang kita suka..memang mantap ler jadinya...relatekan engineering dan kehidupan..baru la semua lapisan orang dapat appreciate ilmu engineering...kalo sembang dalam technical sidenya..tak ramai yang layan...buhsan for sure...

Tapi sememangnya engineering theory ni..sangat applicable dalam semua aspect...baik technical mahupun kehidupan....sangat sangat manarik kepada sesiapa yang suka berfikir...

senang cakap ..topik ni adalah untuk kita design barang...dan predict life cycle untuk barang tu...dalam keadaan design bole endure series condition of load cases..

Dalam hidup kita pon tak ubah seperti itu...dalam region awal tu adalah region yang represent di awal kehidupan seseorang..sewaktu di lahirkan ..failure rate sangat tinggi dan perlukan extra perhatian..yakni kehidupan bayi..nk kena menatang bagai mnyak penuh..mau kena inject ubat kerap2..with time..bila manusia itu membesar..kurang la failure rate tuh..so kalo terjadi kematian pada 'early life' adalah disebabkan oleh system badan yang premature yang sememangnya tak bole handle condition persekitaran..tp kalo survive..kebarangkalian untuk terus hidup adalah tinggi.

Then masuk phase 2..bahagian curve mendatar..useful life..ini adalh umo belia muda remaja..cam kita2 ni ler...useful life bermakna .time ni ler usia kita yang paling bermanfaat dan penuh tanggungjawab...kalo kita sihat tubuh badan..bermakna failure rate rendah ler...tp ada jugak possibility untuk fail..under abusive load..maksudnya..bole gak le mati dlam keadaan sudden nih ..dlm sihat2..eksident ker..heart attack ke..dibunuh....dan lain2..itu la maknanya abusive load..benda yang jarang2 berlaku..dan berlaku tanpa diduga dan luar kawalan..

Seterusnya..aging..masuk hari hari tua manusia..dah sakit sana sini..then failure rate meninggkat with time..n sampai satu tahap tu..mati..

kesimpulannya..dalam apa jua keaddan skali pon mau kena lepas infant mortality tu..kalo tak..bermaknya design tu yang fail..blom aper2 lagi dah mati...kalo mati dlm useful life region rugi ler..sbb time tu le tenaga muda ini sangat di perlukan..time tu la tanggungjawab banyak..tetiba mati plak..tak ke susah..last skali kalo manusia mati dalan region aging tu..kira ok la kan..itu la target kehidupan kita...mati disebabkab umo tua..mati sakit tua org kata..kita berbaloi baloi baloi ler hayat dier....

begitula juga dalam design barang..konsept yang sama di ambil kira..dan untuk calculation part tu ...ader la formula2 dan theory2 dia...engineer yang buat dier yang tahu..panjang mana hayat barang yg di design..sampai mana target life dia...and so on

Dan dalam kehidupan manusia di muka bumi nih..Allah la engineernya.Dia tahu setiap umo manusia..mati bila..sebab apa..dan semua pon telah di tetapkan sejak azali..dan ingatlah ilmu Allah itu maha luas..dan aper yang ada pada manusia itu adalah sekadar setitis air di lautan..

Cabaran 100k

Ini adalah kesinambungan daripada previous post bertajuk ''Gandakan wang anda''

Pernahkah anda terfikir untuk memiliki wang tunai sebanyak rm 100k pada usia muda? logikkah?

sebenarnya...kalo di congak2..setakat sewa rumah..api air ..letrik....mkn..travel leisure2...tadak la occupied big amount pon...just some portion ja...plus..itu pon jenis perbelanjaan yang necessary...yang berhabis banyak ialah...perbelanjaan yang hanky panky..which is tak perlu...seperti..tuka2 henpon...upgrade pc untuk gamers...yang rata2...bole jer *ala kadar* tp some choose to be luxus dengan gadjet2 tu..tak salah..tp just one-off sudah la...ada plak yang jenis gamers..beli segala cd game...laptop gila2 power..pc gila2 high end...cuti pon tak pegi mana...dok main game ja...cut off expenses on travel n vacation..hhmm itu pon kurang bijak jugak..sb..bukan selalu dpt travel...once dah ada peluang tuh...alang2 da kat europe...tour la...tengok dunia..kalo plan leklok..pergi by group..tak mahal mana pon...

katakan lah...secara calculation bodo pon...kalau anda bole save 25% from the total amount of scholar tu
222912 RM x 0.25 = 55728 RM ...dah separuh dari RM100k korang bole secure in hand bila balik mai mesia..itu secara saving bodo jer tu..tak perlu buat apa2..just by SAVING from scholar...

Secara biasa katakan lah buat 2x practical..dpt elaun kan? seharusnya elaun nih bole simpan 100%...melainkan korang upgrade hidup gila2...spend gila2..belanja gila2...

70% = 5040EU genap kan lah....5000EU = 21500 RM
21500 RM buta2 jer....pada masa sama scholar jalan...

total saving = 21500 + 55728 = 77228 RM ------- banyak ni bro...blom stat kerja pon...blom pon 9 to 5 basis...selamber rock jer ada RM70k+..

itu saving bodo ja...dah 70k+...katakan lah..ada yang bijak invest duit tuh..topap skit2...dalam ASB..ASN..ASW..mana2 jer la...menjelang 5 tahun, end of studi..dan bole cecah RM 80k dah...
itu invest dlm tool paling secure tuh...kalo berani..appoint unit trust agent...from 1yer to 4 yer studi..bulan2 allocate 50EU...end of 5 yer..perghhh...kira sendiri la...

atau..dalam pada 4-5 tahun blajo tu...ada buat business ebay..ada yang buat macam artikel aku terdahulu; ''Jom gandakan wang anda'' bole upkan lagi amount of money saved.
So..possible kah anda memiliki RM100K di kala anda belum pun mula kan alam pekerjaan anda?
YES..SANGAT POSSIBLE...but dengan syarat...

1) Anda berkehendak utk ada RM100k...ambitious..baca buku..keep u motivated...

2) Plan...kawal perbelanjaan..

3) Invest...


Anda tak perlu pon cari part time job utk itu semua...hanya perlu tumpukan perhatian terhadap pelajaran anda...in the end..if u succeed....apa yang anda dpt...?

1) Degree / Dip. Ing. : from German beb......bole berbangga nih...but to be frank kalo nk demand gaji lebih2...tak berapa nk work it la...sb company lagi appreciate experience..dan ada standard salary gred utk tiap industry..akan tetapi..degree german ni sangat laku sebagai batu loncatan..1 step nk dpt kerja...apa2 pun u know urself...a german grad...

2) Money : lagi best...free money...hasil jimat cermat dan kebijaksanaan anda....dan ini membezakan anda dan rakan anda...dedua ada degree..but u...walk away dengan RM100k (or any chunky amount u have ) serious buat org jeles oooo....tp salah siapa? salah diri sendiri la kan...sapa soh tak amik iktibar dari apa aku tulis nih....

ok la..aku ada banyak lagi nk share actually...but this is all for now...nt tulis banyak... tak terikut plakkan nnt...as for now...simpan cita2 nk save RM 100K tu dulu...dan work it...tak susah pon..
aku bole jamin..banyak manfaat korang akan nampak nt..silap2 sepas grad korang tayah menagih kerja pon...di kala org struggle dok carik kerja..korg still goyang kaki 3-4 bulan tarak masalah..bole stat business sendiri...bila da ketagih business...tak lahap pon nk kerja makan gaji...

sapa dah sememangnya praktik apa yang aku tulis ni ..tahniah...
dan sesiapa baru terbuka minda...masih belum terlewat nk catch up skit sebamyak...
dan sesiapa yang anggap ni bullshit...u'll regret once u enter the 'real world of life'...

sesiapa yang dah ada chunk of money dan berminat nk tahu apa yang korang bole buat dengan duit2 tu..so that it benefits...bole la reply2 forum...or kalo malu kengkawan tau korang banyak duit...bole pm aku...insyaAllah aku bole bagi advice nasihat skit sebanyak dlm lingkungan pengetahuan aku...

oh lupa...patut aku emphasize ni...rokok merugikan duit...dan merosakkan kesihatan...kalo sanggup quit..korang bole save a lot of money..dan kurangkan risiko peyakit....

7)Tendency to raise voice

How to react when dealing with stress?

1)Relax-breath deep and exhale slowly
2)Seek advice
3)Withdraw to another place to control your anger
4)Acceept the fact that people make mistakes
5)Do not be alone go and talk to friends.

Perform the followings:
